When Buying Sight-Unseen Makes Sense (and When It Doesn’t)

Two of my nine rental properties, I bought without ever walking through them before signing. One turned out fine u2014 a small apartment 420 km from where I live, purchased after a 20-minute video call with the agent. The other cost me an extra 380,000 yen in roof repairs within the first six months, money I would have avoided spending if I’d simply climbed into the attic myself before closing.

After more than 15 years of self-managing every one of my properties, I’ve learned that sight-unseen buying isn’t reckless or smart on its own u2014 it depends entirely on what kind of risk you’re willing to accept, and how well you can verify the things a photo can’t show you.

Property number six in my portfolio was a 1998-built apartment I bought after seeing only a 12-photo listing and one video call. What made it work wasn’t luck u2014 it was that the building had a full renovation history on file, a management company with 18 years of records, and a price roughly 15% below similar units nearby because the seller needed a fast close. I closed in 11 days. The unit needed nothing more than a 40,000 yen deep clean before I had a tenant in place.

I’ll consider skipping the in-person visit only when several conditions line up at once:

  • The building is under 25 years old, or has documented major repairs (roof, plumbing, exterior) within the last 10 years
  • A management association or property manager can supply at least 5 years of maintenance and repair records
  • The price is low enough, or the location strong enough, that even a surprise 500,000 yen repair bill wouldn’t wipe out the deal
  • I can get someone I trust u2014 an agent, an inspector, or in one case my own contractor u2014 physically inside within 48 hours of my offer
  • The seller allows a proper inspection contingency, not just a same-day, no-conditions close

Distance alone has never stopped me. I once bought a property 600 km away purely because the numbers made sense and the paperwork was unusually clean. What stops me is uncertainty I can’t resolve remotely.

The Red Flags I Never Ignore, Even From a Screen

Some warning signs show up even in listing photos and floor plans, and I’ve trained myself to look for them every time. A ceiling stain in even one photo means I ask for three more angles of that room. A gap of more than about 2cm between a door and its frame usually points to foundation settling. If a building was constructed before 1981, before Japan’s updated earthquake standards, I want a structural report before I’ll even discuss price u2014 no exceptions, regardless of how good the yield looks on paper.

Spreadsheet analysis is the difference between a good deal and a disaster.

Even on a sight-unseen deal, I never skip having a real person physically present before the contract becomes binding. I ask them to check the water pressure at every tap, run the exhaust fans, open every window to see if they seal properly, and photograph the area under the kitchen and bathroom sinks for any signs of past leaks. For a wooden structure over 30 years old, I also ask for a look under the floor access panel if one exists u2014 that’s where termite damage and rot hide, and it’s the single detail no listing photo will ever show you.

When I Refuse to Buy Without Walking It Myself

There are deal types where I won’t budge on visiting in person, full stop. Any property I plan to renovate myself goes on this list automatically, because I need to see the actual condition of the walls, wiring, and plumbing with my own eyes before I can estimate labor and material costs. I also insist on a walkthrough for anything priced more than 20% below comparable units nearby u2014 a steep discount is sometimes a great deal, but often it’s the seller’s way of avoiding a question they know an in-person buyer would ask. And for detached houses older than 40 years, I’ve been burned once by hidden foundation cracking that no photo captured, so now I go, every time, no matter the distance.

My Simple Rule Before I Wire Any Deposit

Before committing to anything sight-unseen, I ask myself one question: if the worst-case surprise repair showed up the week after closing, could I absorb it without regretting the purchase? If the answer is yes, and the paperwork and photos are thorough, I’ll move forward remotely. If the answer is no, I book a flight or a train ticket, because a wasted day of travel is far cheaper than an ugly surprise that Google Maps can’t warn you about.

That’s the balance I’ve struck across all 9 of my properties u2014 remote buying when the numbers and documentation earn my trust, and boots on the ground every single time they don’t.
