Three summers ago, one of my tenants called about a musty smell creeping into a second-floor closet. I climbed onto the roof expecting flashing trouble, and instead found a plastic roof vent cap split clean down the middle from UV exposure. That one crack had let rain track down the vent pipe for at least two months, and the repair still cost me under 4,000 yen in materials once I did it myself. A roofer would have billed me 18,000 to 25,000 yen just to show up and swap the same part.
Across my 9 properties I have now replaced eleven of these caps, mostly on units built between 18 and 30 years ago, where the original PVC housings have gone brittle from sun exposure. It is one of the easiest roof repairs a landlord can learn, and honestly one of the most overlooked, because the crack is small and easy to miss from the ground.
Why a cracked vent cap matters more than it looks

Cordless Drill & Driver Kit
The single most-used tool across 15 years of rental property repairs.
A plumbing vent cap sits over the pipe that lets sewer gas escape and keeps air pressure balanced in the drain system. When the cap cracks, two things happen at once: rainwater starts running down the inside of the pipe toward the connections in the attic, and in colder months that same gap lets warm, moist air escape and condense on the underside of your roof deck. I have seen this turn into a 40,000 yen drywall repair when a crack sat unnoticed for a full rainy season. Catching it early, ideally during a spring roof walk, keeps this a 20-minute fix instead of a multi-day one.

Complete Home Repair Tool Set
A complete kit beats buying individual tools every time u2014 cheaper and always ready.
You do not need a full roofing kit for this job. Here is what I bring to every one of these repairs:
- Replacement PVC vent cap sized to match the existing pipe, usually 75mm or 100mm diameter
- Flexible roofing sealant (butyl or polyurethane based, not silicone)
- A flat pry bar and a 5-in-1 painter’s tool
- Roofing nails or coated screws, about 8 to 10 per job
- A wire brush for cleaning old sealant off the roof deck
- Knee pads and a roof harness or at minimum a secured ladder
The vent cap itself runs about 1,200 to 2,500 yen at a home center depending on diameter and whether it is a plain cap or one with a built-in weather baffle. I always buy two at a time since I usually find a second aging cap on the same roof once I am up there looking.
Removing the old, cracked cap
Start by clearing debris and moss from around the base with the wire brush, since old sealant often hides the actual edge of the roofing material you need to lift. Use the pry bar gently under the upper edge of the boot flange, the flat rubber or plastic collar that seals against the shingles or metal roofing. Most flanges are held down with 4 to 6 nails driven through the top edge only, so the bottom stays free to slide over the pipe. Pull those nails first. On a tile roof, you will likely need to lift one or two rows of tile above the vent rather than pry directly, which adds maybe 15 minutes to the job but avoids cracking the tile itself.
Once the nails are out, the whole cap and flange assembly should slide up and off the vent pipe. Scrape off every bit of the old sealant down to bare material underneath, because new sealant will not bond well over old, weathered residue. This cleanup step is the part people skip, and it is exactly why so many replacement caps fail again within two or three years.

Adhesives & Sealants
Keep a stock of these u2014 you’ll use them on every single repair job.
Slide the new flange down over the vent pipe until it sits flat against the roof surface, working it gently under the shingle or tile course above so water sheds over the top edge rather than behind it. This overlap direction matters more than anything else in the job. Nail the top edge back down at the same points, then run a bead of sealant along the top and side edges of the flange, never underneath where it would trap water. Press the new cap onto the pipe fitting, twisting it slightly to seat the internal gasket. I let the sealant cure for at least 24 hours before the next heavy rain if the forecast allows it, though it will set enough for light rain within about 2 hours.
When I call a roofer instead of doing it myself
If the vent pipe itself is bent, if there is rot in the roof deck around the base, or if the roof pitch is steeper than about 35 degrees, I bring in a professional. I have done this repair on roughly 2 out of every 3 properties myself, and outsourced the rest, mostly older buildings where the flashing around the vent had deteriorated along with the cap and needed a broader repair than a simple swap.
What this saves over time
Doing these replacements myself has saved me somewhere around 150,000 yen total across the 9 properties over the past 15 years, factoring in both the labor I did not pay for and the water damage I avoided by catching cracks early during routine roof checks. It is not glamorous work, but a cracked vent cap is one of those small failures that quietly compounds if you leave it. That is the approach I use across all 9 of my properties: walk the roof every spring, fix the small plastic parts before they become drywall problems.
