Before I buy any rental property, I walk the route to the nearest konbini with a stopwatch running on my phone. I’ve done this for all 9 of my properties, and I can tell you the single biggest complaint I get from tenants who move out early isn’t noise or the neighbors u2014 it’s that the nearest store is a 12-minute walk instead of a 5-minute one. That difference alone has cost me at least two renewals over the years.
Distance to daily conveniences isn’t a nice-to-have when you’re screening a property. It’s a number you can measure in minutes, and it directly affects vacancy rates, rent you can charge, and how fast a unit fills after a tenant leaves.
Why proximity to convenience stores matters more than you think

Real Estate Investment Books
The books that changed how I think about money, leverage, and long-term wealth.
A konbini within 300 meters isn’t just about late-night snacks. Tenants use it to pay bills, drop off parcels, print documents, and grab an umbrella when it starts raining. On one of my properties in a quieter suburb, the nearest 24-hour store was 900 meters away u2014 roughly an 11-minute walk. That unit sat empty for 63 days after my last tenant left, compared to an average of 24 days across my other buildings. I dropped the rent by 4,000 yen a month before it finally filled, and I still think the location cost me more than that drop in lost income during the vacancy.

I now apply a rough rule when evaluating a new purchase: anything under 400 meters (about a 5-minute walk) to a convenience store is a strong plus, 400 to 800 meters is acceptable but worth negotiating the price down for, and anything past 800 meters needs a really strong offsetting feature u2014 free parking, a larger floor plan, or a train station within 6 minutes u2014 before I’ll consider it. I measure this myself on foot rather than trusting a map app’s estimate, because map apps often route you through a park entrance or private road that isn’t actually open at night.
Groceries are a different calculation than convenience stores
A full grocery store matters more to long-term tenants u2014 families and couples who cook regularly u2014 while a konbini matters more to single renters and shift workers. I look for a supermarket within 800 meters to 1 kilometer, since most tenants are fine carrying groceries that far, especially if there’s a covered arcade or flat sidewalk the whole way. Hills change everything: a 700-meter walk that’s mostly uphill functions like a 1.2-kilometer walk in a tenant’s mind, and I’ve had tenants specifically mention this in exit interviews.
One property I bought five years ago looked great on paper u2014 a supermarket only 600 meters away u2014 but the actual walking route required crossing a four-lane road with no traffic light for about 200 meters of it. I found that out only after closing, and it’s knocked roughly 3% off what I can charge for that unit compared to similar units nearby.

Investment Analysis Templates
Spreadsheet analysis is the difference between a good deal and a disaster.
Over the years I’ve built a simple checklist I run through on-site, on foot, before I ever sign anything:
- Time a 24-hour convenience store on foot u2014 under 5 minutes is ideal
- Time a supermarket or grocery store on foot u2014 under 12 minutes is acceptable
- Check whether the route has sidewalks the whole way, not just a shared road shoulder
- Note any unlit sections, since female tenants in particular will ask about this
- Check for a drugstore within 10 minutes u2014 this substitutes for a lot of small grocery trips
- Confirm store hours; a store that closes at 9pm doesn’t help shift workers the way a 24-hour store does
I score each property from 1 to 10 on this list and won’t seriously consider anything scoring under 6, no matter how good the numbers look otherwise. It’s saved me from at least one purchase that looked like a 7% yield on paper but would have been a headache to keep occupied.
What tenants actually tell me during viewings
When I show a unit myself, almost every tenant asks about the nearest store within the first two minutes, often before asking about the layout. I’ve started mentioning walking times unprompted in my listings now u2014 for example, konbini 4 minutes, supermarket 9 minutes u2014 and units with that detail in the listing get roughly 30% more inquiries than ones without it, based on the inquiry counts I’ve tracked across my last dozen listings. It costs nothing to add and it answers the question before a prospective tenant even has to ask.
When distance matters less
Not every property needs to hit my ideal numbers. Units near a university, where tenants are younger and more willing to walk or cycle, can get away with a 10-minute walk to groceries if there’s a bicycle parking spot included. Properties aimed at car-owning families can also tolerate more distance if there’s a large supermarket with parking within a 5-minute drive, since the calculation shifts from walking time to driving time entirely. I’ve kept two of my properties fully rented for over 6 years despite a 900-meter grocery walk, simply because both come with a dedicated parking space and attract tenants who drive everywhere anyway.
Distance to daily essentials is one of the few things about a property you can measure precisely before you ever sign a purchase agreement, so there’s no excuse for skipping it. That’s the approach I use across all 9 of my properties, and it’s rarely steered me wrong.
