Bathroom Caulking and Waterproofing: Preventing Mold in Rental Units
Bathroom mold is the bane of Japanese rental properties. Japan’s humid climate creates ideal conditions for mold growth, and once mold establishes itself behind failing caulk or in porous grout, it’s extremely difficult to eliminate completely. The good news is that prevention through proper caulking and waterproofing is cheap, fast, and entirely within DIY range. I recaulk every bathroom in my properties every three to five years as routine maintenance u2014 it’s far cheaper than dealing with mold remediation or tile replacement.

Water infiltrates through gaps in three main places: the joint between the bathtub and the wall or floor; the joint between the shower wall tiles and the floor; and the grout lines between tiles, especially horizontal grout that holds water. When caulk or grout cracks, water wicks behind the tile or into the wall structure, where it promotes mold and eventually causes structural damage to the wall backing.
Japanese unit baths (u30e6u30cbu30c3u30c8u30d0u30b9) u2014 the prefabricated bathroom pods used in most post-1980s construction u2014 have factory-sealed joints that eventually shrink and crack. Traditional tile bathrooms have grout lines that absorb water and stain. Both types need regular inspection and maintenance.

Removing Old Caulk Completely
New caulk applied over old caulk never bonds properly and peels within months. Complete removal is essential. Soften old silicone caulk by applying a caulk remover spray (u30b3u30fcu30adu30f3u30b0u5265u96e2u5264) available at Cainz, and let it sit 30u201360 minutes. Then slice along both edges of the caulk bead with a utility knife, cutting parallel to the joint surfaces. Grip the caulk with pliers and peel it away in strips. Use the removal tool or a stiff plastic scraper to clean remaining fragments from both surfaces.
Before re-caulking, treat any visible mold with a chlorine bleach-based cleaner (u30abu30d3u30adu30e9u30fc). Spray generously, let it work for 10u201315 minutes, then rinse and dry. The surfaces must be absolutely dry before new caulk is applied u2014 moisture trapped under fresh silicone will cause it to peel and encourages mold growth under the caulk bead. Use a hair dryer to accelerate drying, and wait at least an hour after the surfaces feel dry to the touch.

Adhesives & Sealants
Keep a stock of these u2014 you’ll use them on every single repair job.
The single most important preparation step for clean caulk lines is masking tape. Apply painter’s tape on both sides of the joint, parallel to the gap and about 3u20135 mm away from the center. This ensures perfectly straight lines regardless of your caulk gun technique. Apply alcohol to the joint surfaces with a cloth and let it evaporate fully.
Cut the caulk tube nozzle at 45 degrees to a diameter slightly smaller than the joint width. Pierce the inner seal with the gun’s tool or a nail. Hold the gun at 45 degrees to the joint and apply a continuous bead without stopping, keeping steady pressure and a consistent speed. The goal is to slightly overfill the joint.
Immediately smooth the bead with a wet finger or caulk smoothing tool, working in one continuous stroke. This presses the caulk firmly into the joint and creates a slightly concave, water-shedding profile. Remove the masking tape immediately while the caulk is still wet, pulling it at a 45-degree angle away from the joint. Let the caulk cure for 24u201348 hours before exposing it to water. Many Japanese mold-resistant caulks contain antifungal agents u2014 use these in the bathroom specifically.
Grout Maintenance and Mold Prevention
Stained or cracked grout in tile bathrooms is both unsightly and a hygiene concern. For discolored but structurally intact grout, a grout marker pen (u76eeu5730u30dau30f3) or grout refresher spray available at Cainz restores the white color quickly. Clean the grout first with an old toothbrush and mold cleaner, rinse, and let dry before applying.
For cracked or crumbling grout that’s allowing water infiltration, re-grouting is necessary. Remove the damaged grout with a grout saw (u76eeu5730u92f8) or small rotary tool to a depth of at least 5 mm. Vacuum out the debris and clean the joint with alcohol. Mix epoxy grout (u30a8u30ddu30adu30b7u76eeu5730u6750) according to package directions u2014 work in small batches as it sets quickly. Press the grout into the joints with a rubber float, work diagonally across the tiles, and wipe the tile faces with a damp sponge before the grout harden. Epoxy grout is far more mold-resistant than standard cement grout and worth the extra cost in bathroom applications.
Remind tenants to run the bathroom ventilation fan (u63dbu6c17u6247) during and for 30 minutes after bathing, and to wipe down walls with a squeegee or towel after use. These habits alone significantly reduce mold growth between your maintenance cycles.
