Toilet Repair Basics: Running Water, Loose Seats, and Minor Leaks
Toilet problems rank among the most urgent repairs tenants report u2014 an unusable toilet makes a property literally unlivable. Fortunately, the most common toilet issues in Japanese rental properties are fast DIY fixes once you understand the hardware. Japan uses several distinct toilet configurations: the basic tanked toilet (u6d0bu5f0fu4fbfu5668), the combination washlet unit (u30a6u30a9u30b7u30e5u30ecu30c3u30c8u4e00u4f53u578b), the stand-alone washlet seat retrofit (u6e29u6c34u6d17u6d44u4fbfu5ea7), and occasionally the traditional squat toilet (u548cu5f0f) in older buildings. Each has its quirks, but the fundamentals of the tank and base connection are consistent.

A toilet that runs continuously wastes a significant amount of water u2014 up to 200 liters per day u2014 and adds substantially to the water bill. Remove the tank lid and observe what’s happening. If water is flowing over the top of the overflow tube (u30aau30fcu30d0u30fcu30d5u30edu30fcu7ba1), the water level is set too high or the fill valve isn’t shutting off. If water is trickling into the bowl but not reaching the overflow tube, the flapper (u30d5u30edu30fcu30c8u30d0u30ebu30d6) is not sealing.
Japanese toilet tanks use a float mechanism that tells the fill valve to shut off when the water reaches a set level. This is typically a ball float on an arm (u30dcu30fcu30ebu30bfu30c3u30d7) in older toilets, or a cylindrical float that rides up and down the fill valve shaft in newer designs. If the float adjustment is correct but the water still doesn’t shut off, the fill valve diaphragm is worn and needs replacement.

Replacing the Flapper
The flapper (u30d5u30edu30fcu30c8u30d0u30ebu30d6) is a rubber disc or cone that seals the opening at the bottom of the tank. When it wears out or accumulates mineral deposits, it no longer seals completely. Shut off the supply valve (stop cock) behind or beside the toilet u2014 it’s the angle valve on the supply line. Flush the toilet to empty the tank, then sponge out remaining water. The flapper typically unclips from two pegs on the overflow tube and disconnects from the flush handle chain. Take the old flapper to Cainz or Konan u2014 TOTO and LIXIL flankers are available for most common models, typically for 500u20131,500 yen. Install the new flapper in reverse order, restore the water supply, and check that it seats fully after flushing.

Adhesives & Sealants
Keep a stock of these u2014 you’ll use them on every single repair job.
Toilet seat hinges loosen over time from repeated use and the seat shifts side to side. Standard western toilet seats (u666eu901au4fbfu5ea7) in Japan use plastic hinge bolts accessed from the top of the hinge assembly u2014 pry off the hinge caps, tighten the bolts with a screwdriver, and snap the caps back. Some seats require tightening a nut from beneath the bowl rim with a basin wrench. Replacement seats (u4fbfu5ea7) are universal in sizing for most standard Japanese toilet bowls (O-shaped or elongated), cost 3,000u201310,000 yen at Cainz, and install in 15 minutes.
For washlet seats (u30a6u30a9u30b7u30e5u30ecu30c3u30c8 / u6e29u6c34u6d17u6d44u4fbfu5ea7), cracked seats or non-functioning spray nozzles usually warrant a full seat replacement u2014 repairs require circuit board or solenoid valve work that’s beyond typical DIY. Panasonic, TOTO, and LIXIL all sell replacement washlet seats that fit standard toilet bolt patterns. Installation involves connecting a T-junction to the supply line (included with most units) and plugging the seat unit into a grounded outlet.
Addressing Leaks at the Toilet Base
Water seeping from around the base of the toilet where it meets the floor indicates a failed wax ring (u4fbfu5668u30d1u30c3u30adu30f3) or cracked base. This is more involved but still DIY-able. Shut off the supply, flush and sponge the tank dry, then disconnect the supply line. Remove the bolts holding the seat to the floor (u30abu30d0u30fcu30d7u30ecu30fcu30c8u306eu4e0bu306bu30dcu30ebu30c8u304cu3042u308b). Rock the toilet gently to break the wax seal and lift the toilet u2014 have a helper for this, as toilets are heavy (around 25u201330 kg for a standard Japanese unit). Place the toilet on old newspaper nearby.
Scrape away the old wax ring completely from both the floor flange and the toilet horn. Install a new wax ring (pressed onto the toilet horn before reinstallation), lower the toilet carefully onto the floor flange bolts, and press down firmly while twisting slightly to set the wax. Replace the nuts and tighten alternately in a cross pattern u2014 do not overtighten, as this can crack the porcelain base. Reconnect the supply line, turn on the water, and check for leaks at the base and supply connection.
