Cordless Drill & Driver Kit
The single most-used tool across 15 years of rental property repairs.

Complete Home Repair Tool Set
A complete kit beats buying individual tools every time u2014 cheaper and always ready.
If you plan to install a ceiling fan light, ceiling reinforcement is essential. Mounting directly to gypsum board carries a real fall risk from vibration over time. DIY Dad’s method: cut a cross-member to fit between the ceiling joists, screw it in, and anchor the fan’s bolts to that cross-member.
As a Landlord: Living Rooms Are Chosen for Atmosphere, Not Square Footage
After 15 years as a landlord, first impressions u2014 bright, clean, inviting u2014 matter far more than the room’s actual size. A warm white to ivory wall color is the safe, timeless choice.

Adhesives & Sealants
Keep a stock of these u2014 you’ll use them on every single repair job.
This is a continuation of the 1F living room renovation series. Now that the ceiling opening is cut, I use a jigsaw to shape the reinforcement panel to fit. I used MDF board here u2014 but looking back, that was probably not ideal. Use proper structural plywood for this step.
Once the panel is shaped, nail it to the ceiling furring strips. Because the gypsum board and the reinforcement panel have different thicknesses, a step is created. I use a disc grinder to grind down that step and bring everything flush.
At this stage, as a still-learning DIY Dad, I was working with the disc grinder right next to my face so I could see the step while grinding.
If that grinder had kicked back, it would have caused a serious u2014 possibly irreversible u2014 injury. Even now, just thinking back to that moment makes my blood run cold. Please, always put safety first when using power tools.
