On one of my oldest rental units, a duplex I have owned for over 15 years, tenants complained every December that the entryway felt colder than the street outside even with the heater running. When I finally checked the front door with a thermal leak detector, I found a gap along the hinge side you could slide a business card through. Sealing it took less than two hours and cost me about 3,800 yen in materials, and the tenant told me their heating bill dropped by roughly 12% that winter.
Entryway doors are one of the most overlooked sources of heat loss in a rental property, and fixing them is one of the cheapest repairs a landlord or homeowner can do before the cold sets in.
Why Entryway Doors Leak So Much Heat

Cordless Drill & Driver Kit
The single most-used tool across 15 years of rental property repairs.
Most entry doors installed in Japanese homes before the early 2000s are either hollow steel or hollow-core wood with little to no insulation inside. Add fifteen to twenty years of the house settling, and the frame warps just enough that the weatherstripping, if there ever was any, stops making contact. In my experience, a poorly sealed front door can account for close to 20% of total heat loss in a small genkan (entryway) space, since it is usually the largest single gap in an otherwise sealed exterior wall. I have measured the indoor surface temperature on an uninsulated steel door at 4 degrees Celsius on a January morning, even when the room itself was a comfortable 20 degrees.

Before spending a single yen, spend ten minutes finding exactly where the air is coming in, because it is rarely even all the way around. On a cold, calm day, hold a lit stick of incense a few centimeters from the frame and slowly trace the hinge side, the latch side, the top, and the bottom threshold. Anywhere the smoke bends sideways instead of rising straight up is a leak. I keep a pack of incense sticks, about 200 yen, in my toolbox specifically for this. The back of a damp hand works too, though it is less precise than watching smoke movement. I also run this test at three different times of day, morning, midday, and evening, since wind direction changes and a leak that is barely noticeable at noon can feel like a wind tunnel once the evening breeze picks up. Writing down which side is worst, in centimeters if you can estimate it, saves you from buying the wrong length of weatherstripping later.
Weatherstripping the Frame, My Go-To Method
Once I know where the gaps are, I use self-adhesive silicone P-profile weatherstripping, sold at any home center for around 1,200 yen per 5-meter roll, which is enough for a full entry door frame plus a bit left over. Here is the checklist I run through on every job:
- Clean the frame with rubbing alcohol and a rag so the adhesive actually bonds instead of peeling off within a month
- Measure each side of the frame separately rather than guessing, since the hinge-side and latch-side gaps are almost never the same width
- Cut the strip with a sharp utility knife against a metal ruler for a clean edge
- Press the strip into place in short 20 to 30cm sections, working out air bubbles as you go
- Close the door gently against the fresh strip and hold it for a few seconds so it takes the shape of the gap
Once I got efficient at it, a full door takes about 45 minutes from start to finish, most of which is cleaning and measuring rather than the actual application.

Adhesives & Sealants

The bottom of the door is usually the worst offender, and weatherstripping tape alone will not fix it. Most entry doors sit 10 to 15mm above the threshold, which is a wide enough gap to feel a direct draft across your feet. I install an adjustable aluminum door sweep, which runs 900 to 1,500 yen depending on the width, cut to size with a hacksaw and screwed directly into the bottom edge of the door. On older properties where the threshold itself has worn down unevenly, I switch to a flexible silicone-bristle sweep instead of a rigid one, since it flexes to match an uneven surface instead of leaving small gaps at the ends.
Insulating the Door Panel Itself
If the drafts are sealed but the entryway still feels cold, the door panel itself is likely the problem, not the frame. Many older hollow steel doors have no foam core at all, just an air gap between two thin metal sheets, which is barely better than no door. On three of my properties I have added a thin reflective foil-backed foam panel, about 5mm thick, to the interior face of the door, cut to fit and attached with double-sided foam tape. It will not turn a steel door into a properly insulated one, but tenants have told me it visibly reduces the cold radiating off the door on winter nights. For doors with a small glass panel, adding a secondary acrylic panel over it on the inside cuts heat loss through that glass by something like 30 to 40%, based on the surface temperature difference I have measured before and after. It is a small job, usually under an hour once the acrylic sheet is cut to size at the home center, and it avoids the bigger expense of replacing the entire door unit, which on most of my properties would run well over 150,000 yen once labor is included.
None of this is difficult work, and the most expensive version of this whole project, weatherstripping, a door sweep, and an insulating panel, has never cost me more than about 6,000 yen per door. That is the approach I use across all 9 of my properties every year before the cold really sets in.
