Living Room Renovation Vol.7: Roof Leak Repair

Hi there u2014 DIY Dad here! This is the next installment of our first-floor living room renovation series. Once the holes in the walls were patched up, it was time to tackle the ceiling. The order of work jumped around a bit, but here we cover repairing the area damaged by a roof leak. The drywall (gypsum board) had rotted from the moisture u2014 it was discolored and completely soft and soggy. In that state it simply cannot function as a proper substrate.

So the plan was to cut it out and replace it. Tools and materials used: drywall sheets, joint compound (putty), a jigsaw, an impact driver, an angle grinder, and a utility knife.

Drywall cuts cleanly if you score it with a utility knife several times and then snap it u2014 it’s that simple. Unfortunately, DIY Dad didn’t know that when he started. I drilled holes and hacked away with a handsaw… total carnage. The amount of drywall dust that creates is unbelievable! Dust in the eyes, a nightmare to work in and clean up afterward.

The drywall section cut out and removed. You can’t really see the dust cloud in the photo, but trust me u2014 it was a hazy mess.

The repair steps went like this: cut out the rotted section, check the size of the opening, cut a new piece of drywall to fit, fasten it to the ceiling nailers with screws, grind down any unevenness at the seams, and fill all gaps with joint compound. The photo record is sparse so it’s hard to visualize from text alone, but the process is very similar to the ceiling reinforcement work u2014 I’ll go into more detail in that post.

What Happens When You Ignore a Roof Leak

By the time I discovered the leak, the damage cycle was already in full swing: rotted drywall u2192 damp structural wood u2192 mold growth. From a mechanical engineering standpoint, the rule is the same as with corroded machine parts u2014 components exposed to a corrosive environment need early replacement. Leaving damaged materials in place only spreads the problem to the surrounding structure.

For this job I replaced the drywall myself, but the root cause u2014 the water entry point through the roof or exterior wall u2014 was later assessed and fixed by a professional contractor. Knowing the line between what DIY can handle and what it can’t is essential.

DIY Drywall Replacement: Step by Step

  • Cut out the rotted drywall section with a jigsaw and remove it.
  • Inspect the structural nailers behind it. Replace any rotted wood.
  • Cut a new piece of drywall to size u2014 score with a utility knife and snap.
  • Fasten to the ceiling nailers with screws using an impact driver.
  • Fill seams and screw holes with joint compound (putty).
  • Sand smooth after the compound dries.

A utility knife is all you need to cut drywall u2014 score the face, snap the board, and the paper backing tears cleanly. I only used the jigsaw for angled cuts or irregular shapes.

Ceiling Reinforcement for the Ceiling Fan

This living room was earmarked for a ceiling fan light fixture later on. Ceiling fans carry a fair amount of weight, and a single layer of drywall is nowhere near strong enough to support one. I added a backing board of MDF (medium-density fiberboard) as a reinforcement so the screws would bite into something solid. Many ceiling fans explicitly state in their installation instructions that mounting to drywall alone is prohibited u2014 always check before you install.
