Last winter I put an infrared thermometer against the aluminum window frames in one of my older rental units and found a 6u00b0C difference between the wall and the frame edge in January. That gap wasn’t insulation failure in the wall u2014 it was air leaking straight through a shrunken caulk line and a worn weatherstrip. Across my 9 properties, drafty window frames are one of the most common tenant complaints I get between November and February, and they’re also one of the cheapest fixes on my list.
A single badly sealed double-hung window can leak enough air to feel like leaving a fist-sized hole open in the wall. I’ve sealed close to 40 windows across my buildings over the years, and the pattern is always the same: the sash itself is fine, the glass is fine, but the perimeter where the frame meets the wall or the sash meets the frame has failed. Here’s exactly how I find and fix those gaps without replacing the whole window.

Cordless Drill & Driver Kit
The single most-used tool across 15 years of rental property repairs.
Don’t just caulk everything and hope. On a windy day, run a lit stick of incense or a thin tissue strip slowly around the frame perimeter, the sash meeting rail, and the bottom track. Smoke that bends sideways or a tissue that flutters tells you exactly where air is moving. In my experience, about 70% of leaks show up along the bottom track and the two lower corners, not along the top u2014 cold air sinks and pulls warm air out through the low points, so that’s where wear concentrates first.
Exterior Caulk: The First Line of Defense

Complete Home Repair Tool Set
A complete kit beats buying individual tools every time u2014 cheaper and always ready.
Old exterior caulk shrinks, cracks, and pulls away from the frame edge within roughly 8 to 10 years in Japan’s humidity swings. I use a paintable exterior-grade silicone or a polyurethane sealant rated for at least -20u00b0C to 60u00b0C, since aluminum frames get surprisingly hot in direct summer sun. Cut the old bead out with a utility knife or a caulk-removal tool, wipe the channel with denatured alcohol, and let it dry for 15 minutes before applying a fresh bead. A single 330ml cartridge covers about 3 average-sized window perimeters and costs me roughly 600 to 900 yen at the home center, so a full 6-window house runs under 2,000 yen in materials.
Weatherstripping the Sash Itself
Caulk seals the frame to the wall, but it does nothing for the moving parts u2014 the sash where it meets the frame and where the upper and lower sashes overlap. For that I use self-adhesive V-strip (tape-on foam or vinyl weatherstrip) along the side channels and a compression seal along the bottom rail. Clean the channel surface first with rubbing alcohol; adhesive won’t hold on dusty aluminum and will peel within a month. A 5-meter roll of V-strip handles one standard window with material left over, and it typically lasts 4 to 5 years before it compresses flat and needs replacing.
- Foam tape: cheapest option, easiest to install, but compresses and loses effectiveness within 1 to 2 winters
- V-strip (vinyl or metal): more durable, holds shape for 4 to 5 years, slightly trickier to cut cleanly at corners
- Door sweep-style brush seal: best for sliding windows and the bottom track where sashes drag across a fixed strip
- Compression tube seal: best where two surfaces close tightly against each other, like an upper-lower sash overlap
Dealing with Gaps Between the Frame and the Wall

Adhesives & Sealants
Keep a stock of these u2014 you’ll use them on every single repair job.
On older builds, especially ones I bought secondhand where a previous owner replaced windows without properly re-flashing them, I sometimes find a gap of 5 to 10mm between the window frame and the surrounding wall structure u2014 too wide for caulk alone. For anything over about 6mm I use a low-expansion polyurethane foam made for window and door installation, not the general-purpose stuff, because standard foam expands with enough force to bow a thin aluminum frame. Apply it in a thin bead, let it expand and cure for 24 hours, then trim the excess flush and caulk over the top for a weatherproof finish. This step alone has cut reported drafts to zero in the two units where I’ve used it.
Interior Fixes for Rental Units Where You Can’t Touch the Exterior
If a unit is occupied and I can’t get scaffolding up for exterior work right away, I still knock out most of the draft from inside. Interior storm window film, applied with double-sided tape and shrunk tight with a hair dryer, adds a dead air pocket that cuts measurable heat loss u2014 I’ve seen room temperatures hold about 2u00b0C higher overnight compared to an unsealed room, based on the thermometer readings tenants have reported back to me. A roll covering 2 windows costs around 1,500 yen and takes maybe 20 minutes per window to install cleanly, which makes it my go-to stopgap before a proper exterior repair.
When It’s More Than a Seal Problem
If you’ve caulked, weatherstripped, and foamed and you’re still feeling a draft, check whether the sash itself is warped or the latch isn’t pulling the sash fully closed against the seal u2014 I’ve run into this on 3 or 4 older aluminum windows where the latch mechanism had loosened over 15-plus years of use and simply needed the strike plate adjusted a few millimeters. Tightening or shimming the latch hardware is a 10-minute job and often solves what looks like a sealing problem but is actually a compression problem.
None of this requires replacing a window, and the full job on an average window u2014 inspection, caulk, and weatherstrip u2014 takes me about 45 minutes once I’ve done a few. That’s the approach I use across all 9 of my properties every fall before the cold sets in.
