What I Wish I Knew Before My Second Property Purchase

My first rental property was easy in hindsight u2014 a small 2-bedroom unit I renovated myself over four months, and I got lucky with a stable tenant who stayed six years. My second purchase, eighteen months later, was where I actually learned what I was doing. I overpaid by roughly 800,000 yen because I skipped a proper cash flow projection, and it took almost two years of rental income just to recover from that one mistake.

If I could go back and sit down with myself before signing that second contract, here’s exactly what I’d say.

1. Your first property’s success can make you overconfident

Real Estate Investment Books

The books that changed how I think about money, leverage, and long-term wealth.

After property one worked out, I assumed I understood the market. I didn’t u2014 I’d gotten a good deal partly through luck and partly because a relative tipped me off before the listing went public. On property two, I walked into a normal competitive bidding situation with the same confidence and ended up bidding against two other buyers, pushing the price up about 9% above what a proper rental yield calculation justified. Confidence from one deal doesn’t transfer automatically. Every property needs its own cold, separate analysis.

2. Run the numbers before you fall in love with the building

I toured the second property on a Saturday afternoon, liked the layout, liked the quiet street, and mentally committed to buying it before I’d even calculated the gross yield. Big mistake. I now force myself to do the math first, before I let myself get emotionally attached:

  • Gross rental yield (annual rent u00f7 purchase price) u2014 I won’t move forward under 8% for an older wood-frame building
  • Estimated annual repair reserve u2014 I budget 60,000 to 100,000 yen per unit per year depending on building age
  • Vacancy assumption u2014 I plan for 1 month of vacancy every 3-4 years per unit, not zero
  • Property management or self-management time cost u2014 roughly 3-5 hours a month per unit if you’re handling it yourself
  • Realistic resale value in 10-15 years, not the current asking price trend

Now the spreadsheet comes before the site visit, not after.

3. A second mortgage changes your risk profile more than you expect

With one loan, if a tenant leaves and the unit sits empty for two months, it’s uncomfortable but manageable. With two mortgages running simultaneously, that same two-month vacancy on either property put real pressure on my monthly cash flow u2014 I was short by about 45,000 yen one month and had to dip into savings. Before the second purchase, I hadn’t stress-tested what happens if both properties have problems in the same quarter. Now I keep a cash buffer equal to at least 3 months of combined mortgage payments across all properties, sitting untouched in a separate account.

4. Renovation costs don’t scale the way you assume

Spreadsheet analysis is the difference between a good deal and a disaster.

I assumed that because I’d renovated my first unit for about 650,000 yen, my second renovation would cost something similar. It didn’t u2014 the second property was older, the plumbing needed actual replacement rather than patching, and the total came to nearly 1.4 million yen once I factored in a new water heater and rewiring two rooms. Every building has its own hidden condition, and the age gap between properties (mine were built 11 years apart) matters more than the square footage does. I now get a contractor to do a paid inspection walkthrough before I make an offer, not after.

5. Location diversification isn’t automatically a good thing

I bought my second property in a different part of town, thinking diversification would protect me if one neighborhood declined. What I didn’t account for was that managing two properties in different areas roughly doubled my travel time for repairs and tenant visits u2014 an extra 40 minutes each way by car. For a landlord who does his own maintenance, that adds up fast over a year. If you’re self-managing, there’s real value in staying within a tight radius, even if it means slightly less geographic diversification on paper.

6. Get a second opinion on the loan terms, not just the property

I spent weeks evaluating the property itself but accepted the first loan offer from my bank without shopping around. A friend later showed me his loan at a rate 0.3% lower with similar terms. Over a 25-year mortgage on a property that size, that difference works out to well over 1 million yen in extra interest paid. I now always get quotes from at least two lenders before signing anything, even if it means a few extra days of paperwork.

None of these lessons cost me the investment overall u2014 property two has performed fine over the years since. But every one of these mistakes was avoidable, and together they cost me time, stress, and money that a bit more discipline up front would have saved. That’s the checklist I now run through before every single property I add to the portfolio, and it’s part of why I’ve been able to grow to 9 rental properties without a single one going seriously underwater.
