The 1F 4.5-mat Japanese room also had the old slatted ceiling. I followed the same process as the 2F:
- Masking (walls, floor, doors)
- Sealer coat (stain-blocking / absorption primer)
- First coat of white water-based paint (roller)
- Second coat after drying
Having done it upstairs first, the 1F ceiling went much more smoothly. The second time you do any task, the setup alone is noticeably faster.

The apartment staircase is, in a sense, the “face of the shared areas.” Because every tenant and visitor passes through it, I wanted the repair to be thorough.
What makes painting a staircase tricky:
- Unstable footing: you need to improvise scaffolding from a ladder and stair treads
- Sloped ceiling: unlike a flat ceiling, you’re painting at an angle
- Complex masking: the stair steps mean the floor masking takes extra time
- Ventilation: it’s a semi-enclosed space, so paint fumes concentrate quickly
The staircase ceiling and walls took me about half a day. Difficulty level is higher than a standard room, but the satisfaction when it’s done is proportional.

- Adjust the ladder to “just the right height” for the section you’re painting

- Stay aware of the drop behind you
- Wear non-slip footwear
“No rushing, no hurrying” u2014 that’s the rule for working at height.
1F Japanese Room Wall Repair u2014 Starting Up
With the ceiling and staircase done, I moved on to the 1F Japanese room walls. Having completed the 2F work, the workflow felt much more natural the second time around.
Like upstairs, the walls were old sand plaster and fiber-finish u2014 so the process starts with substrate prep (sealer u2192 compound) and finishes with wallpaper. Getting this room right will lift the appeal of the whole apartment.

Key efficiency gains from working on multiple rooms simultaneously:
- Use drying time productively: while compound dries in Room A, mask Room B
- Buy materials in bulk: ordering the same materials for multiple rooms lowers the unit cost
- Share setup time: one drop-cloth layout covers multiple spaces
- Build on your own learning: techniques tested in earlier rooms can be refined in later ones
Working multiple rooms in parallel beats finishing them one at a time u2014 total project duration shrinks noticeably.

Some parts of the staircase ceiling were too high to reach even with an extension pole. I didn’t have a proper ladder at the time, so I tried standing on a paint can u2014 which wobbled in a way that made my stomach drop. The thought of tumbling down the stairs was not a fun one.

I decided to use the sprayer, which meant paint misted absolutely everywhere u2014 all over the stair treads and every surface I didn’t want painted. A massive clean-up job followed. “You should have masked properly!” u2014 I know, I know. Lesson learned, pressing on.
