Kitchen Faucets
A faucet upgrade is the single highest-impact kitchen DIY per yen spent.
After the big-ticket items (dishwasher, IH cooktop, sink light), the remaining accessories:
- Towel bar
- Wall-mounted dish rack
- Outlet plate (if replaced)
- Switch plate
Just swapping these small items dramatically freshens up the kitchen. Outlet and switch plates are only a few hundred yen each u2014 one of the best ROI renovations you can do.
Tips for Buying Short-Sale Properties
DIY Dad acquired this property through a “voluntary sale” (u4efbu610fu58f2u5374). This is a method where a seller who can no longer make mortgage payments negotiates with the bank to sell below market value.
Benefits of voluntary sale properties:
- Possible to acquire below market price
- Seller’s wishes are better reflected than in foreclosure
- Acquired through a standard purchase contract (fewer risks than auction)
That said, this requires specialized knowledge. DIY Dad went through negotiations with real estate agents and the bank. Using a real estate agent specializing in voluntary sales is the surest approach.

Project K3A. The contractor contract is complete! However, the timeline with the counterparty seems like it’ll stretch out. With so many parties involved, coordinating everyone’s schedules is tough.
Well, this project (K3A) has a low time constraint, so we’ll proceed calmly.
This is the final finish work for the 1F kitchen renovation.
We’re cleaning up the doors and handles u2014 the detail cleaning (u7f8eu88c5). DIY Dad is not great at this. I prefer breaking things down and building things up u2014 big, dramatic changes. Detail work is finicky and the visual payoff is small for the effort. But we powered through the tough grease stains.
The kitchen is DONE!!

Finally u2014 how did the main goal of the kitchen renovation turn out?

The big aim was the Happy Mama Plan. It was a huge success!
Not sure if it’s because of the new appliances or because the kitchen got bigger after moving, but she seems very pleased.
