- Adhesion: Primer bonds strongly to difficult surfaces u2014 previously painted walls, plaster, concrete, MDF, and new drywall u2014 and provides a mechanical tooth that topcoat paint bonds to. Without primer, topcoat paint on slick surfaces (glossy old paint, MDF edges) peels within months because there’s nothing for the paint film to grip.

Practical Primer Application in Japanese Rental Units
Japanese rental units have specific characteristics that affect primer selection.
- Vinyl wallcovering removal: If you’re removing existing wallpaper before painting, the adhesive residue left on the plasterboard must be treated. A light coat of oil-based primer (or shellac primer over any paper fragments that tore with the wallpaper) before water-based primer prevents the adhesive from reactivating and causing paint bubbles.
- Kitchen walls: Cooking grease penetrates into wall surfaces over years of tenancy. Degrease thoroughly with TSP (tri-sodium phosphate, u4e09u30eau30f3u9178u30cau30c8u30eau30a6u30e0) or a strong household degreaser before priming. Follow with a bonding primer.
