Ceiling Stain Repair: Dealing with Water Damage in Japanese Houses
A brown water stain spreading across the ceiling is one of the most alarming things a landlord or tenant can encounter. It immediately raises questions about active leaks, structural damage, and mold u2014 all legitimate concerns. As someone who manages older wooden properties in Japan, I’ve dealt with ceiling stains caused by everything from roof leaks to condensation from improperly installed bathroom vents to upstairs tenants overflowing their bathtubs. The repair process has two distinct phases: fixing the source of the water, and then repairing the cosmetic damage.
Step One: Find and Fix the Source

Never repair a ceiling stain without first confirming the water source is no longer active. Paint and plaster applied over an active leak will bubble, peel, and stain again within weeks. The most common water sources in Japanese houses are: roof leaks (u5c4bu6839u304bu3089u306eu96e8u6f0fu308a) through damaged tiles, flashings, or deteriorated waterproofing; plumbing leaks from pipes or waste lines in the floor above; condensation from insufficiently insulated cold-water pipes; and bathroom overflow from the unit above (in multi-story buildings).

Once you’ve confirmed the source is fixed (wait through at least one or two rain events to be sure), assess the ceiling surface. Water stains bleed through regular paint u2014 even multiple coats of standard paint won’t permanently hide a water stain. You must use a stain-blocking primer specifically formulated to seal tannins and rust stains. In Japan, Nippon Paint’s “u30b7u30dfu30c9u30e1u30b7u30fcu30e9u30fc” and SK Kaken’s “u30e4u30cbu30fbu3057u307fu30d6u30edu30c3u30af” are excellent products available at Cainz and Konan.
If mold is present, treat first with a chlorine bleach solution (u30abu30d3u30adu30e9u30fc diluted 1:3 with water), let work for 15 minutes, then rinse and dry completely. Apply stain-blocking primer with a roller to the stained area, extending 20u201330 cm beyond the visible stain edge. Let dry per the manufacturer’s specifications u2014 typically one to two hours. Apply a second coat of stain blocker if the stain shows through. Once the primer is fully dry, apply two coats of ceiling paint. White or off-white matte finishes are standard for Japanese rental property ceilings.
Repairing Structurally Damaged Ceiling Sections
If the plasterboard or plywood substrate has softened from long-term moisture exposure, it needs replacement before painting. For plasterboard: cut out the damaged section to the nearest joists (u91ceu7e01) using a drywall saw, cut a new piece to fit, fasten with drywall screws, tape and compound the seams, and finish as described above. For plywood ceiling boards in traditional Japanese houses, damaged boards are typically nailed or screwed to ceiling battens (u91ceu7e01) u2014 pry out the damaged board, install a replacement of the same thickness, nail or screw in place, and paint or stain to match.
Matching ceiling texture and color to the surrounding undamaged area requires patience. Apply the paint in full wall-to-wall or edge-to-edge sections rather than spot patches for the most uniform result. If the entire ceiling needs refreshing, painting it all in one session eliminates the risk of visible repair patches u2014 often the most practical approach in smaller rooms.
