Must-Have Hand Tools for Landlord Property Maintenance
Power tools get all the attention, but hand tools are what you actually reach for most often. Replacing a door hinge, tightening a loose faucet handle, fixing a sticky window latch, adjusting cabinet hardware u2014 these jobs don’t need a drill or a saw. They need the right hand tool, immediately available and in good condition. Here’s the complete hand tool kit I’ve developed for landlord property maintenance over years of managing residential units in Japan.

18V Professional Impact Driver
My most-used tool. If you own one power tool, make it this.
These are the most-reached-for tools in any landlord’s kit.
- JIS screwdrivers: This is the Japan-specific essential that catches most non-Japanese DIYers off guard. JIS (Japanese Industrial Standard) screws look like Phillips but have a slightly different cam angle. Using a Phillips driver on a JIS screw u2014 or vice versa u2014 causes cam-out and strips the head. Vessel’s Model 220 JIS screwdrivers (around u00a5500 each, available at Cainz and Konan) are the industry standard. Buy a set with #1, #2, and #3 tips u2014 #2 handles 80% of residential fasteners.
- Flat-head screwdrivers: Two sizes u2014 5.5mm and 8mm blade width u2014 cover most flat-head screws in residential fixtures. Vessel and Anex both make excellent versions for u00a5400u2013u00a5700 each.
- Impact-capable screwdriver (u8cabu901au30c9u30e9u30a4u30d0u30fc): A through-tang screwdriver that accepts hammer blows on the handle end. Essential for breaking loose seized screws in old fixtures. The Vessel Ball-Grip 800 series (around u00a51,500u2013u00a52,500) is the classic Japanese choice. Use it by placing the tip in the screw, hitting the handle firmly while turning u2014 the combination of impact and rotation breaks loose even badly rusted fasteners.
- Stubby screwdriver: For tight spaces u2014 under sinks, inside cabinet interiors, next to wall fixtures. The Vessel 200 Stubby (around u00a5800) fits where a full-length driver won’t.

Power Tool Combo Kit (18V)
Combo kits are always better value than individual tools u2014 one battery charges all.
- Adjustable wrench (u30e2u30f3u30adu30fcu30ecu30f3u30c1): A 200mm adjustable wrench handles most hex nuts and pipe fittings in residential maintenance. The Trusco TWM-200N (around u00a52,000u2013u00a53,000) is a solid mid-range choice. I also keep a 300mm for larger fittings. The Engineer WSA-20 (around u00a53,500) has a quick-adjust mechanism that speeds work significantly.
- Combination pliers (u30b3u30f3u30d3u30cdu30fcu30b7u30e7u30f3u30d7u30e9u30a4u30e4u30fc): The Knipex 0302180 (around u00a52,500u2013u00a53,500) is the benchmark. Multi-position grip, precise parallel jaws, and induction-hardened cutting edges. These last decades with proper care. Don’t buy cheap pliers u2014 they deform on the first hard use.
- Needle-nose pliers (u30e9u30b8u30aau30dau30f3u30c1): For reaching into confined spaces, manipulating small components, and bending wire. The Engineer PZ-59 (around u00a51,500) has good jaw precision and fits into tight spots that standard pliers can’t reach.
- Water pump pliers (u30a6u30a9u30fcu30bfu30fcu30ddu30f3u30d7u30d7u30e9u30a4u30e4u30fc): The Knipex Cobra (around u00a53,000u2013u00a54,500) is the go-to for plumbing work u2014 gripping and turning pipe, removing faucet components, and working with PVC fittings. The push-button adjustment and parallel-jaw design make it far more controllable than traditional slip-joint pliers.
- Locking pliers (u30d0u30a4u30b9u30b0u30eau30c3u30d7): For holding work in place, clamping temporary repairs, and getting mechanical advantage on stubborn fittings. The Irwin Vise-Grip (available at Cainz, around u00a52,000u2013u00a53,500) is the standard and widely available in Japan.
Cutting and Marking Tools
- Utility knife (u30abu30c3u30bfu30fcu30cau30a4u30d5): The Olfa LA-S (around u00a5500u2013u00a5800) is the Japanese standard u2014 and for good reason. Olfa invented the snap-off blade and still makes the best utility knives. Use for wallpaper cutting, scoring drywall, and general trimming. Keep a supply of replacement blades (sold in packs of 50 at Cainz) and change them frequently u2014 a fresh blade makes a dramatic difference in cut quality.
- Hacksaw (u91d1u5c5eu306eu3053): For cutting metal pipe, threaded rod, and bolts to length. A 300mm hacksaw with an 18TPI blade handles most residential metals. The Lenox or Sandflex brand blades (around u00a5500 per blade) are significantly better than generic alternatives u2014 they flex without breaking and cut faster.
- Hand saw (u624bu306eu3053): Japanese pull saws (u5f15u304du56deu3057u306eu3053) cut on the pull stroke, which gives more control and cuts more cleanly than push-stroke Western saws. The Suizan Japanese hand saw (around u00a52,000u2013u00a54,000) cuts remarkably well in thin materials like the wall panels and trim common in Japanese residential construction.
Pry and Demo Tools

Tool Storage & Workshop Organizer
A well-organized toolbox saves 20 minutes on every job. Multiply that by 100 repairs.
- Flat pry bar / wonder bar: The Stanley FatMax Fubar or the Tajima equivalent (around u00a52,500u2013u00a54,000) handles flooring removal, baseboard prying, and dismantling built-in furniture. Get a 300mm bar for general use and a 600mm for flooring work.
- Putty knife / scraper: Multiple widths u2014 50mm, 100mm, and 150mm u2014 handle different applications. The Tajima JKL-50 (around u00a5600) is a stiff putty knife that works for surface prep; a flexible version is better for applying joint compound. Keep both.
- Claw hammer: A 450g (16oz equivalent) hammer handles everything from finish nails to framing work in residential maintenance. The Trusco THM-16 (around u00a51,500u2013u00a52,000) is a solid value choice. Don’t cheap out on hammers u2014 cheap hammers transmit shock to your wrist and the heads are softer, which causes them to deform on repeated use.
Hand tools last a very long time with basic maintenance u2014 keep metal surfaces lightly oiled, store in a dry environment, and replace only when wear makes them unsafe or ineffective. A quality hand tool collection assembled over two to three years represents a one-time investment that pays back across decades of property maintenance work.
