How to Adjust Sticking Doors and Windows in Japanese Rental Units
Japan’s humid summers and dry winters cause significant wood movement, and that movement shows up most obviously in doors and windows that suddenly stick, bind, or won’t latch properly. As a landlord of several older wooden properties, I deal with this every rainy season. The good news is that most sticking door and window problems are completely fixable with basic tools and a few hours of work u2014 no contractor required.
Diagnosing the Problem First

Before grabbing a plane or sandpaper, spend five minutes diagnosing exactly where and how the door is binding. Open and close it slowly, watching the gap between the door and the frame at the top, bottom, hinge side, and latch side. Mark the binding spots with a pencil or chalk line. If the door drags at the bottom, the hinges may have sagged. If it binds at the top latch-side corner, the frame may have racked. If it sticks all the way along one edge, the wood has swollen due to humidity.
Also check the hinges: tighten every screw before assuming the door needs planing. Loose hinges are responsible for more than half of sticking door problems in older Japanese homes. If screw holes have stripped out, fill them with wooden toothpicks dipped in wood glue, let cure overnight, then re-drive the screws.

Fixing Swollen Wood Doors
If the diagnosis points to humidity swelling (usually worst from June through September), the fix is to remove material from the binding edges. First, try the simplest approach: rub a candle stub or bar of dry soap along the edges where the door rubs. This lubricates the wood enough to allow operation in mild cases.
If lubrication isn’t enough, you need to remove wood. Remove the door from its hinges by tapping out the hinge pins with a screwdriver and hammer. Lay it on sawhorses or across two chairs. Mark your cut line u2014 you want to remove just enough material to clear the frame with 2 mm of clearance. Use an orbital sander for minor adjustments (less than 2 mm), or a hand plane for more significant removal. If a window slides with difficulty, start by cleaning the rail thoroughly u2014 a vacuum followed by a stiff brush removes years of accumulated dust and grit. Apply silicone spray to the rail (never use oil-based lubricants on aluminum rails, as they attract dust and gum up).
If cleaning doesn’t solve the problem, the roller height may need adjustment. Most aluminum sash windows have an adjustment screw on the bottom edge of the panel, accessible by sliding the panel halfway open and looking at the frame end. A Phillips screwdriver turned clockwise raises the roller, lifting the panel off the rail. Adjust both rollers evenly until the panel glides smoothly and sits parallel to the frame.

When to Call a Professional
If a door frame has racked significantly (the opening is no longer square), or if a window frame has pulled away from the wall, these indicate structural movement that goes beyond a simple adjustment.
