Window Weatherstripping: Stopping Drafts in Old Japanese Houses
Old Japanese houses are notoriously drafty. Traditional construction prioritized ventilation over insulation u2014 appropriate for hot, humid summers but miserable in winter. When tenants complain about cold rooms, drafty windows are almost always a major contributor, and they’re one of the most cost-effective problems to fix yourself. Proper weatherstripping can reduce heating bills by 10u201320% and dramatically improve tenant comfort, making it a worthwhile investment that also reduces tenant turnover.

Japanese homes use several window types: aluminum sliding sash windows (u30a2u30ebu30dfu30b5u30c3u30b7) are by far the most common in post-1960s construction; wooden framed single-pane windows appear in older Showa-era buildings; and traditional wooden storm shutters (u96e8u6238) add another layer in many homes. Each type has its specific draft pathways.
In aluminum sash windows, air infiltrates through: the brush seal (u30e2u30d8u30e4) on the vertical edges of the sliding panels, worn or missing; gaps at the meeting rail where inner and outer panels overlap; the weep holes (u6c34u629cu304du7a74) at the bottom of the sash frame (these are necessary for drainage but can allow cold air in); and gaps between the sash frame and the surrounding wall from settling or poor original installation. Walk around each window with an incense stick or thin strip of tissue in winter u2014 the smoke or flutter will pinpoint exactly where air is moving.

Replacing Brush Seals on Aluminum Sash Windows
The brush seal (u30e2u30d8u30e4) is a fuzzy strip running along the vertical edges of sliding window panels. It creates a soft seal between the sliding panel and the frame channel. Over years of use, the pile flattens or falls out, leaving a gap. Replacement brush seal is sold by the meter at Cainz in widths of 6 mm, 7 mm, and 9 mm u2014 measure your existing seal or the channel width before buying.
Remove the old seal by sliding the panel halfway open, gripping the old strip with pliers, and pulling it along the channel. It should slide out as a continuous strip. Clean the channel with alcohol. Starting from one end, press the new seal into the channel groove u2014 it should snap in with firm pressure. Work along the channel, keeping the pile facing outward toward the frame. Test the panel: it should slide smoothly but with a slight resistance that indicates a good seal. If it’s too tight, try a slightly narrower pile width.
Applying Foam Weatherstrip Tape

Adhesives & Sealants
Keep a stock of these u2014 you’ll use them on every single repair job.
Foam weatherstrip tape (u3059u304du307eu30c6u30fcu30d7) is the fastest solution for gaps at meeting rails and the top rail of sliding windows. Clean the surface with alcohol and let it dry. Measure and cut the tape to length, then peel the backing and press firmly into the channel or onto the meeting rail surface. The foam compresses when the window is closed, sealing the gap. Apply firm pressure along the entire length with your thumb to ensure full adhesion.
Choose the correct thickness: too thin and it doesn’t fill the gap; too thick and it prevents the window from closing fully. I usually buy two thicknesses and test-fit before removing the backing. In old houses with very uneven frames, self-adhesive rubber seal tape (u30b4u30e0u88fdu3059u304du307eu30c6u30fcu30d7) in the D or P cross-section profile conforms better to irregular surfaces than straight foam tape.
Sealing the Frame-to-Wall Gap
In older properties, the gap between the aluminum sash frame and the surrounding wall is a significant air infiltration path, especially at the corners. This requires caulking rather than weatherstrip tape. Use a neutral-cure silicone caulk (u4e2du6027u30b7u30eau30b3u30f3u30b7u30fcu30e9u30f3u30c8) for aluminum-to-wall gaps u2014 avoid acetic-cure (u9162u9178u578b) silicone, which can corrode aluminum over time.
Prepare the gap: remove any old, cracked caulk with a utility knife. Clean the surfaces. Apply painter’s tape on both sides of the gap for clean edges. Cut the caulk tube nozzle at a 45-degree angle to slightly smaller than the gap width, insert in the gun, and run a smooth continuous bead. Smooth immediately with a wet finger or caulk tool. Remove the tape while the caulk is still wet. Silicone caulk takes 24 hours to cure fully u2014 leave windows undisturbed during this period.
With all these measures applied, the difference in a cold room is immediately noticeable u2014 drafts that made the room feel 3u20135 degrees colder than the thermostat setting are eliminated, and tenants notice the improvement within days.
